Parker House, Market Harborough

The client aimed to replace smaller offices in a neighbouring village with a new three-story office development in Market Harborough. The goal was to create a striking landmark building that would accommodate the client’s needs and provide much-needed Grade 1 rental office space in the town.

Parkers of Leicester, a family-owned company with extensive land development experience, has a strong track record of working with local communities. Corporate Architecture Limited (CAL) provided full architectural services through RIBA stages 0-7, including project management and addressing sensitive heritage aspects, under a traditional JCT contract to ensure high-quality delivery.

The site is on the edge of a Conservation Area, and it was vital to consider the visual impact on views of a Grade 1 Listed church. The original contract was set for 34 weeks, but complications arose when the original contractor withdrew before starting on site. Demolition of the existing car bodywork repair shop was carried out separately to expedite the main contract, which was further delayed by Covid restrictions.

A dedicated core team, including an Associate Director and senior architectural technologists, managed the project. Despite delays, a plan was devised to allow the client to occupy the second floor early via a single stair core while work continued on the ground and first floors. Extensive consultations were held with the Local Planning Authority and Historic England, using a 3D plastic model and CGI visuals to aid discussions with stakeholders and local groups.

The development provided the required office accommodation within an iconic building. The first and ground floors are now 70% occupied. The design successfully created a Grade I office environment that reflects the character of Market Harborough, drawing inspiration from the local architecture
