RANGE OF SERVICES

Corporate Architecture Limited can offer a vast wealth of experience and expertise to your project, the services we offer can be selected by clients at commencement or chosen as the project progresses. We use the RIBA Standard Agreement which sets out the agreement between Client and Architect.

All fee arrangements are by negotiation either fixed, percentage or hourly rates. Initial consultations are free of charge for clients within 50 miles of Leicester, otherwise we may apply a small charge to cover travel costs further afield.

CLIENT BRIEF DEVELOPMENT THROUGH TO PLANNING APPLICATION

Corporate Architecture Limited believes that good service comes from commencing a project in the right frame of mind. We will work closely with you to prepare your brief before commencing feasibility appraisal of your project.

From the feasibility stage, we will then work at providing outline scheme proposals where we would commence informal discussions with the local authority, progressing through to full scheme design proposals to accompany detailed planning applications. Whilst we will carry out informal discussions with the planning authority throughout your project, Planning Permission cannot be guaranteed on any project. The Planning Process generally takes between 8 and 12 weeks from submitting the application.

If your existing building is Listed it may be necessary to make a Listed Building Application. Corporate Architecture Limited has wealth of experience working with Conservation Officers at the early stage of projects to ensure the design work is sympathetic to the existing building.

CONCEPT SCHEME AND VISUALISATION

It is sometimes difficult to describe the dream development or building, we believe in taking time with clients in making their dream come to fruition. We can use a variety of concept realisation and visualisation techniques to develop your ideas before fully developing your brief, please ask about how we can help you in realising your dreams.

EMPLOYERS AGENT

Corporate Architecture Limited can offer an Employers Agent role including the preparation of employers requirements, schedules of work and / or specification, tender analysis, cost management and reporting. Often associated with this service we also carry out valuations and produce interim certificates for payment.

MEASURED SURVEYS OF EXISTING BUILDINGS, LAND AND SITES

Corporate Architecture Limited provides a full surveying service including Topographical Surveys, Measured Floor Plans and Elevations, using laptop computers and laser distance measurers we can create plans whilst on site and reduce the risk of errors together with reducing drawing office times.

BUILDING REGULATION FULL PLAN SUBMISSIONS

Following a successful Planning Approval, Corporate Architecture Limited will carryout detailed design proposals with a view to making a building regulation application. Considerable technical input is required to make a Building Control Application. The standards to which we build are ever changing and becoming more challenging, the key to the success of your project and the performance of your building in the future will be taking these standards and rigorously applying them.

Corporate Architecture Limited will use your own local authority or our Partner authority or third party approved inspector such as NHBC.

Finally once Building Control Approval has been granted we will produce Production Information such that competitive tenders can be sought (subject to procurement method).

PROJECT MANAGEMENT

Corporate Architecture Limited can take overall responsibility of your project including the appointment and management of the design team (including architect, structural engineer, mechanical and electrical consultants etc.) as required in accordance with clients brief and project, manage cost and expenditure, and produce project programmes - monitoring progress against them reporting directly back to the client ensuring your project is built using best practice, to an excellent quality, on time and within agreed cost parameters.

QUANTITY SURVEYING

Corporate Architecture Limited using a mixture of in house and external partners can offer a full Quantity Surveying service including preparation of Bills of Quantities, contract documentation, preparing valuations, cost reports & final account. In addition we can prepare cost forecasting, budget estimates, building contract advice and procurement advice.

CONSTRUCTION MANAGEMENT

Although not a core part of our business, Corporate Architecture Limited can take on Construction Management for more complex projects or where a single principal or main contractor would not be able to manage a project. On such projects we manage operations on site, procurement of materials etc, please ask for further details.

INTERIOR DESIGN

Corporate Architecture Limited can provide innovative design solutions for both private clients and the commercial sectors including corporate branding and image integration. We have been involved in commercial projects nationally for numerous companies including car dealerships, banks and building societies and car hire companies. We have also been involved in painstakingly rebuilding of period buildings, and instructing specialist craftsmen in the refurbishment of existing interiors.

PARTY WALL ACT 1996 SURVEYOR

Corporate Architecture Limited can act as your Party Wall Surveyor. It may be necessary to appoint a Party Wall Surveyor for your project, because you or your neighbour wishes to excavate near a neighbouring structure for new foundations, or wishes to carry out building work to a Party Wall. In this instance you may be required to serve a Party Wall Notice on the Adjoining Owner.

CDM 2007 COORDINATOR SERVICE

The key aim of CDM 2007 is to integrate health and safety into the management of the project and to encourage everyone to work together. As clients, you have duties under CDM 2007 which Corporate Architecture Limited will advise you at the outset of your project.

In most cases it is a legal requirement to appoint a CDM Coordinator before any detailed design work is commenced. We are currently offering limited CDM Coordinator services, however if we cannot provide a coordinator for your project we will be happy to introduce you to one of our partners.

At this time Corporate Architecture Limited will currently not take a stand alone appointment just as CDM Coordinator unless it is as an add on to the our normal Architectural Services.
